On December 1, 2016 the 2017 Amber Meadows Homes Owners Associations Annual Assessment was mailed out.  You should have received yours on December 3 or within a few days.  Please check your mailboxes.  Dues of $425.00 are due January 31,2017.  To view payment/penalty policy see the PDF/link below.

2016 Holiday Light Contest

2016holidaylightcontestDecorate your home to be the best and brightest in Amber Meadows. Houses may be decorated anytime prior to 5pm on December 18, 2016. Your house must be within Amber Meadows HOA. Judging is done by HOA board members.

The criteria that will be judged is as follows:

  • Originality: Unique design and creative use of lights and decorations
  • Arrangement: Display and placement of decorations
  • Theme: Storyline or scene
  • Overall: Overall presentation

Winning entrants will be posted on the Amber Meadows website.
1st place prize is $50.00, 2nd place prize is $25.00.  Good Luck!

Special Meeting – 2016 Dues Vote

Update 10/27/2016:  Voting Results from Special Meeting
35 votes for, 26 votes against increase.  Increase of dues passes.
Starting January 1, 2017 annual dues will be $425.00.

Special Meeting of all AMHOA residents.

When:  Thursday, October 27, 2016 @ 7:00pm-7:30pm

Where: Colonial Presbyterian Church, 12501 137th St, Overland Park, KS 66221.

We will vote on the increase of AMHOA annual dues from $400.00 to $425.00 starting January 1, 2017.

Every homeowner will receive in the mail a letter explaining the details.  If you lost or did not receive a letter by October 12, contact, [email protected].

Only one vote per household is allowed. You can shape the future of the neighborhood with this vote. We look forward to your input on October 27, 2016.

Questions & Answers:

Q:  Can I mail in a ballot?
A: No. According to the AMHOA Declarations, the outcome of the vote of a special meeting is determined by a majority vote of the total votes of the members present in person or by proxy. Ballots will be collected at the meeting only. If you cannot attend, you can send your ballot by proxy with another person that you designate on the proxy form and it will be collected at the meeting.

Q: On proxy ballet who is the Appointee?
A: A representative; an agent; a document appointing a representative. A proxy is a person who is designated by another to represent that individual at a meeting or before a public body. It also refers to the written authorization allowing one person to act on behalf of another.  The AMHOA board recommends a trustworthy neighbor who will attend the meeting and represent your ballet on your behalf.

Q:  I saw that with the voting form for the dues increase, any absentee ballot requires a notary.  As I am sure you know, even absentee voting for the US President does not require this extraordinary measure.  It is both time consuming and unnecessary – since you know exactly where each voter lives.  By increasing the difficulty in this way, you make it less likely that the votes of our community members will be registered.  My question is why a simple signature, name and address are not sufficient?
A:  The AMHOA attorney explained that there is a difference between an absentee ballot and a proxy. An absentee ballot can be mailed in and is actually a vote. A proxy is a nomination of someone else to vote for you. Our Declarations say that homeowners vote on raising dues “in person or by proxy” at the special meeting. So, the vote must be collected at the meeting. They cannot be mailed in. Furthermore, the AMHOA attorney recommends HOA’s require proxy votes to be notarized. Since the KS law requires us to verify the votes, this is the best way to do it.
